  • How to Choose a Water Damage Restoration Company in Edmonton

Edmonton has no shortage of restoration companies, from national franchises to one-truck operators to large regional firms. When water’s pouring into your home, how do you choose? This guide gives you the questions to ask, the answers to listen for and the red flags to avoid when hiring a water damage restoration company in Edmonton.

8 Questions to Ask on the Phone

    1. “When can you be here?”

You want a realistic arrival time, not a vague “soon.” After big storms or cold snaps, demand spikes; a good company will be honest about it.

    2. “What should I do right now?”

A professional will walk you through shutting off water and power safely before they arrive. That’s a good sign.

    3. “What standard do you follow?”

Listen for the IICRC S500 water damage standard and technician training like WRT (Water Damage Restoration Technician) and ASD (Applied Structural Drying).

    4. “How will you know it’s dry?”

The right answer involves moisture meters, daily readings and a dry standard, not “when it feels dry.” See our documentation checklist.

    5. “Can you work with my insurance?”

They should provide photos, moisture logs and itemized estimates, and be able to talk to your adjuster.

    6. “Do you do the repairs too?”

One company for mitigation and rebuild can simplify things. Make sure estimates separate the two.

    7. “Are you insured and WCB-covered?”

Ask for proof of liability insurance and a WCB Alberta clearance.

    8. “Can you handle sewage, condos or commercial jobs?”

Match the company to the job: sewer backups, condos, rentals or commercial.

    Red Flags

    • Large cash deposit demanded before emergency work
    • Pressure to sign paperwork you haven’t read
    • No written estimate or scope
    • “Tear it all out” without moisture readings
    • No proof of insurance or WCB
    • Box fans and a shop-vac instead of commercial equipment
    • Drying equipment pulled after a day or two with no readings

    Comparing Estimates

    Check Why
Same scope (rooms, materials) So you’re comparing like with like
Mitigation vs reconstruction separated Insurers often approve them separately
Equipment count and days Too few machines can mean longer drying and mould risk
Antimicrobial included Key for mould prevention
Contents handling Moving, protecting or packing out belongings

Typical price ranges are in our Edmonton cost guide.

  • Water Heater Leak in Edmonton: Emergency Steps, Warning Signs & Prevention

Most Edmonton homes have a hot water tank in the basement mechanical room, often right next to a finished rec room or basement suite. When a tank fails, it can release its full 40โ€“60 gallons, plus a continuous flow from the cold supply until someone shuts it off. Here’s how to respond, how to spot a failing tank early, and how to avoid a soaked basement.

Water heater flooded the basement? Call 24/7.

Emergency water extraction, drying & repairs anywhere in Edmonton. Free phone assessment.

    ๐Ÿ“ž Call (825) 917-9860

Emergency Steps When a Water Heater Leaks

    1. Shut off the cold water supply to the tank (the valve on the pipe entering the top). If you can’t find it, shut the main water valve.
    2. Turn off the energy source: for a gas tank, turn the gas control to “off” or “pilot”; for an electric tank, switch off the breaker.
    3. Keep clear of hot water. It can scald.
    4. Drain the tank with a hose from the drain valve to the floor drain once the water has cooled, if you’re comfortable doing so.
    5. Photograph the tank, its label (age/model) and the damage.
    6. Call a plumber for the tank and a water damage restoration company in Edmonton to extract and dry the basement.

If you smell gas, leave the house and call the gas utility’s emergency line from outside.

Warning Signs Your Tank Is Failing

    • Age: many tanks last roughly 8โ€“12 years. Check the label for the manufacture date.
    • Rust on the tank, fittings or in your hot water
    • Moisture or small puddles around the base
    • Popping or rumbling sounds, often from sediment buildup, which is common with Edmonton’s moderately hard water
    • Dripping from the temperature/pressure relief valve
    • Less hot water than usual

What Water Heater Damage Typically Costs

In an unfinished mechanical room, extraction and drying may be $2,000โ€“$4,000. If water spread under walls into a developed basement, expect $4,000โ€“$10,000+ with repairs. See the Edmonton cost guide.

    Is It Covered by Insurance?

A sudden tank failure is usually covered as a sudden and accidental loss, though the tank itself typically isn’t. A tank that had been slowly leaking for weeks may not be. Some insurers ask about tank age at renewal, and older tanks can affect coverage. Check your policy and see our claim documentation checklist.

    Prevent a Water Heater Flood

    • Replace proactively as the tank approaches 10โ€“12 years.
    • Install a drain pan plumbed to a floor drain under the tank.
    • Add a leak sensor with automatic shut-off on the cold supply.
    • Flush the tank annually to reduce sediment.
    • Test the relief valve once a year.
    • Consider a tankless system when replacing. There’s no stored water to dump.
    • Keep the area clear of boxes and stored items that wick water.

    Condos and Rentals

In-suite tanks in condos can damage units below. See condo water damage and the $50,000 deductible rule. Landlords, see rental property water damage.

  • Musty Basement in Edmonton? Finding the Moisture Source & Stopping Mould

That earthy, damp smell when you walk downstairs is one of the most common reasons Edmonton homeowners call us. A musty basement isn’t just unpleasant: it almost always means moisture is where it shouldn’t be, and where there’s lasting moisture, there’s often mould. Here’s how to track down the cause and fix it.

    ๐Ÿ“ž Call (825) 917-9860

What Causes a Musty Basement in Edmonton?

Leftover moisture from an old water event

A basement that flooded, even years ago, and was dried with box fans may still have damp framing, insulation or carpet underlay. The smell often returns every summer.

    Slow plumbing leaks

A dripping drain under the laundry tub, a weeping water heater fitting or a pinhole leak in a supply line can soak materials for months before anything shows.

    Foundation seepage

Spring melt and summer storms can push water through hairline cracks and the floor-wall joint, especially with poor grading or short downspouts.

    Summer humidity and condensation

Warm, humid air meets a cool concrete basement and condenses on walls, floors and cold water pipes.

    Winter condensation

In Edmonton’s deep cold, moist indoor air condenses on cold rim joists, basement window frames and exterior-wall closets, feeding mould in hidden corners.

    Floor drain trap dried out

Sometimes the smell is sewer gas, not mould. Pour water into the floor drain. If the smell fades, the trap had dried out.

    Quick Self-Check

    • Use a hygrometer (under $20). Basement humidity consistently over 60% is a problem.
    • Look behind furniture, inside closets and at the bottom of drywall for spots or staining.
    • Lift a corner of carpet and check the underlay and tack strip.
    • Check under sinks, around the water heater and the laundry area.
    • Look at the outside: grading, downspouts and window wells.

    When to Call a Professional

    • The smell persists after drying out the floor drain trap
    • Visible mould larger than about 1 mยฒ
    • Mould on drywall, inside walls or after a sewer backup
    • Anyone in the home is sensitive to mould or has respiratory concerns
    • You recently had a leak or flood that wasn’t professionally dried

How Professionals Find and Fix the Source

    1. Moisture mapping with meters and thermal imaging to find wet materials behind walls and under floors
    2. Source repair: plumbing, grading, downspouts or foundation issues
    3. Containment and HEPA air filtration if mould is present
    4. Removal of mouldy porous materials (drywall, insulation, underlay)
    5. Cleaning and antimicrobial treatment of framing and concrete
    6. Drying and verification before rebuilding

    Prevent It Coming Back

    • Run a dehumidifier in summer and keep humidity below 50โ€“60%.
    • Keep winter indoor humidity moderate to avoid condensation on cold surfaces.
    • Insulate rim joists and cold water pipes.
    • Extend downspouts and fix grading. EPCOR’s RainWise program can help; see Edmonton flood rebates.
    • Deal with any leak the same day and get professional drying after floods.

  • Water Damage in Edmonton Rental Properties: A Guide for Landlords & Tenants

Edmonton has a large rental market: basement suites, houses near the University of Alberta and NAIT, and condos rented across the city. When water damage hits a rental, landlords and tenants both need to act fast, and both need to understand who is responsible for what. General information only, not legal advice. Alberta’s Residential Tenancies Act, your lease and your insurance policies govern specific situations.

Water damage in a rental property? Fast response 24/7.

    ๐Ÿ“ž Call (825) 917-9860

    First Steps for Tenants

    1. Stop the water if you safely can: close the fixture’s shut-off valve or the main valve.
    2. Tell your landlord or property manager immediately, by phone and then in writing (text or email), with photos.
    3. Protect your belongings and move them to a dry area.
    4. Call your tenant insurer if your belongings are damaged.
    5. Keep receipts for anything you have to replace or for a place to stay.

    First Steps for Landlords

    1. Arrange emergency mitigation right away: water extraction and drying. Delays increase damage and the chance of mould.
    2. Document the loss and the cause.
    3. Notify your landlord insurance (a rental dwelling policy, not a standard homeowner policy).
    4. Give proper notice before entering for non-emergency work, following Alberta’s rules for entry.
    5. Communicate a timeline to tenants and discuss options if the unit isn’t livable.

    Who Typically Covers What

    Item Usually covered by
Building structure, drywall, flooring, fixtures Landlord’s insurance
Tenant’s furniture, electronics, clothing Tenant’s insurance
Tenant’s temporary housing Tenant’s insurance (additional living expenses)
Landlord’s lost rent Landlord’s policy, if it includes rental income coverage
Damage the tenant caused through negligence Possibly the tenant’s liability coverage

The bottom line: tenants need tenant insurance, because a landlord’s policy usually doesn’t cover a tenant’s belongings.

    Basement Suites: Extra Risks

Basement suites are the first to flood in a storm or sewer backup, and a leak upstairs often ends up in the suite below. Owners should consider:

    • A backwater valve; EPCOR offers a subsidy for eligible older homes. See Edmonton flood rebates.
    • Leak sensors near the water heater, laundry and under sinks.
    • Making sure tenants know where the main shut-off is.
    • Confirming your policy covers a legal secondary suite properly.

    Mould and Habitability

Landlords must keep rentals in a condition that meets Alberta’s minimum housing and health standards. Water damage that isn’t dried properly can lead to mould, which becomes a health and habitability issue. Professional drying with moisture verification protects tenants and the property.

How We Help Landlords and Property Managers

    • 24/7 emergency response to occupied rentals
    • Clear communication with tenants during the work
    • Photo, moisture and drying documentation for landlord and tenant insurers
    • Full repairs to get the unit back on the market

  • Water Damage Insurance Claims in Edmonton: Photo & Paperwork Checklist

The difference between a smooth water damage claim and a frustrating one often comes down to documentation. Adjusters approve what they can see and verify. This guide gives Edmonton homeowners a practical photo and paperwork checklist, explains what Alberta policies typically cover, and shows how a restoration company’s records support your claim. General information, not insurance advice. Your policy wording and broker have the final say.

    Coverage Basics for Edmonton Homes

    • Usually covered: sudden and accidental water from burst pipes, failed water heaters, appliance hoses and plumbing, plus water through storm-damaged roofs.
    • Usually needs an add-on: sanitary sewer backup and overland flood, both very relevant after Edmonton summer storms.
    • Usually excluded: gradual leaks, seepage over time, wear and tear, and freezing when a home was left unattended without required checks.

We document every job for your adjuster. Call 24/7.

The Photo Checklist (Do This Before Cleanup)

    1. Wide shots of every affected room from the doorway, showing the full extent of water.
    2. The water line on walls, furniture and appliances. Use a tape measure in the shot.
    3. The source: the burst pipe, failed hose, water heater, or the floor drain with water coming up.
    4. Close-ups of damaged items, with brand and model labels visible for electronics and appliances.
    5. Ceilings below any upstairs leak, including stains, sagging and drips.
    6. Outside: grading, downspouts, window wells or flooded street if relevant to the cause.
    7. Video walkthrough narrating the date, time and what you see.

    The Paperwork Checklist

    • Claim number, adjuster name and contact
    • A dated log of every call and email
    • Receipts for emergency services, supplies, hotel and meals
    • Contents inventory: item, age, original cost, replacement cost
    • The failed part (pipe, hose, valve), kept and labelled
    • Your restoration company’s reports (below)

What Your Restoration Company Should Provide

    Document Why it matters
Initial moisture map Shows the true extent of water, including inside walls
Water category and cause notes Determines which coverage applies
Daily drying logs Prove the equipment-days billed and that drying was completed
Before, during and after photos Support every line item
Itemized estimate (mitigation + reconstruction) Gives the adjuster line items they can approve

A good water damage restoration company in Edmonton provides all of this. In most cases you can choose your own contractor. See how to choose one.

    Five Mistakes That Hurt Claims

    1. Waiting to start drying. Policies expect you to prevent further damage. Start mitigation right away.
    2. Throwing items out before they’re documented.
    3. Reporting late. Call your insurer the same day if possible.
    4. Guessing on the cause. Let professionals identify it; the cause decides the coverage.
    5. Not checking endorsements. Know before the next storm whether you have sewer backup and overland flood coverage.

    Special Situations

    • Condos: the corporation’s deductible may be charged back to you. See condo water damage.
    • Rentals: landlord and tenant policies cover different things. See rental property water damage.
    • Disputes: ask for the decision and policy wording in writing; use the insurer’s complaint process; the General Insurance OmbudService can help with many disputes.

    Typical costs: Edmonton cost guide.

  • No Water in Winter? Frozen Pipes & Service Lines in Edmonton Explained

It’s -32ยฐC, you turn on the kitchen tap, and nothing comes out. In Edmonton, that usually means one of two things: a pipe inside your home has frozen, or the water service line that runs underground from the street has frozen as frost drives deep into the ground. The first is the bigger water damage risk, because when an indoor pipe thaws, it can burst. Here’s how to tell which one you’re dealing with, and what to do.

Pipe burst after a freeze? Emergency water removal 24/7.

Emergency water extraction, drying & repairs anywhere in Edmonton. Free phone assessment.

    ๐Ÿ“ž Call (825) 917-9860

Is It an Indoor Pipe or the Service Line?

Clue Likely indoor freeze Likely service line freeze
Which taps are affected? One or a few taps (often on exterior walls) No water anywhere in the house
Where are the pipes? Exterior walls, over the garage, crawlspace Underground, from the street to your basement
Neighbours affected? Usually not Sometimes, during long deep-frost stretches
Water damage risk High when it thaws and bursts Lower, but no water for days is its own problem

If you have no water anywhere, contact EPCOR. They can help determine whether the freeze is on the utility side or your side of the property line, which affects who arranges the thaw.

If an Indoor Pipe Is Frozen

    1. Find your main shut-off (usually in the basement where the line comes through the floor or wall, near the meter) and be ready to close it.
    2. Open the affected tap to relieve pressure.
    3. Warm the pipe gently with a hair dryer or space heater at a safe distance. No open flames, ever.
    4. Watch for leaks as it thaws. If water appears, shut the main immediately.
    5. If the frozen section is inside a wall or ceiling, call a plumber.

If a Pipe Has Already Burst

    1. Shut off the main water valve and the water heater.
    2. Cut power to wet areas from a dry spot.
    3. Keep the heat on so more pipes don’t freeze.
    4. Photograph the damage and the burst section.
    5. Call a plumber and a water damage restoration company in Edmonton. Water from a burst pipe runs inside walls and ceilings and needs professional drying.

    Edmonton Homes Most at Risk

    • Bonus rooms and bathrooms above attached garages, common in newer neighbourhoods like Windermere, Chappelle, Allard and The Orchards
    • Older homes with pipes in poorly insulated exterior walls, in areas like Highlands, Westmount and Bonnie Doon
    • Homes with basement rim joists that were never insulated
    • Homes left empty during winter holidays
    • Infill homes where service lines were relocated

    Winter Prevention Checklist

    • Keep the thermostat at 18ยฐC or higher during cold snaps, day and night.
    • Open sink cabinet doors on exterior walls.
    • Let a pencil-thin stream run overnight on at-risk taps.
    • Insulate rim joists and exposed pipes; add heat trace cable where needed.
    • Disconnect hoses and shut off outdoor taps in the fall.
    • Install a smart thermostat with low-temperature alerts and leak sensors with auto shut-off.
    • If you’re away, have someone check daily, and check your policy’s rules for unoccupied homes. See our insurance guide.

    What Burst Pipe Restoration Costs

A one-level burst pipe typically costs $4,000โ€“$9,000 to restore; more if it ran for hours or hit multiple floors. See the Edmonton cost guide. Quick drying also prevents mould.

  • Condo Water Damage in Edmonton: The $50,000 Deductible Rule & What to Do

Edmonton has thousands of condos, from towers in Downtown, Oliver and Ice District to walk-ups in Garneau, Strathcona and Belgravia and townhome complexes in Terwillegar, Windermere and Clareview. In a condo, a single leak can affect several units and common areas, and the costs can be shared in ways that surprise owners. Here’s what Edmonton condo owners need to know. General information only, not legal advice. Your corporation’s bylaws, its insurance policy and Alberta’s condominium legislation govern your situation.

    ๐Ÿ“ž Call (825) 917-9860

    The $50,000 Deductible Rule

Since Alberta’s updated condominium regulations took effect in 2020, a condo corporation can, in many situations, recover its insurance deductible from the owner whose unit the damage originated in, up to $50,000 per occurrence for a residential unit. Corporate water damage deductibles in Edmonton can be tens of thousands of dollars. That’s why condo owner insurance with deductible coverage (sometimes called loss assessment or deductible assessment coverage) is essential. Check your bylaws and ask your broker if your limit is high enough.

    Who Typically Pays for What

    Item Usually covered by
Building structure and standard unit finishes Condo corporation’s insurance (subject to its deductible)
Deductible charged back to the owner Owner, or the owner’s condo insurance deductible coverage
Upgrades and improvements to the unit Owner’s condo insurance
Personal belongings Owner’s or tenant’s insurance
Living expenses if you can’t stay in the unit Owner’s or tenant’s insurance

What to Do When Water Hits Your Unit

    1. Call building management or security immediately so they can shut off risers and find the source unit.
    2. Shut your in-suite valve if the leak is coming from your unit.
    3. Protect belongings and turn off power to wet areas safely.
    4. Document everything: photos, video, times and who you spoke with.
    5. Notify your insurer and the condo board/manager in writing.
    6. Start drying fast. Delays increase damage in your unit and the ones below.

Most Common Condo Leak Sources in Edmonton

    • Washing machine and dishwasher supply hoses
    • Toilet supply lines and wax seals
    • Failed shower/tub caulking and grout leaking into the unit below
    • Hot water tanks inside the unit
    • Fan coil or HVAC condensate overflows in high-rises
    • Frozen sprinkler heads or pipes near balcony doors in deep cold
    • Fridge water lines

    Restoration in a Condo Building

Condo water damage restoration takes coordination: accessing multiple units, protecting hallways and elevators, working within building rules and documenting each unit separately for the corporation’s insurer and each owner’s insurer. Concrete-slab buildings dry slowly, so moisture monitoring matters. We work with property managers and boards across Edmonton; see water damage restoration in Edmonton.

Prevent a Leak and a Chargeback

    • Replace rubber appliance hoses with braided stainless every 5 years.
    • Put leak sensors under sinks, the dishwasher, washer and water heater.
    • Replace hot water tanks before end of life (often 10โ€“12 years).
    • Re-caulk tubs and showers when caulk cracks.
    • Know where your in-suite shut-off is.
    • Turn water off at the in-suite valve when you travel.

  • Edmonton Basement Flooding After Storms: Causes, Cleanup & Prevention

Edmonton has a long history of summer storms that flood basements, including the July 2004 storm that dropped intense rain and hail across the city. Short, violent thunderstorms can deliver more rain in an hour than drainage systems are designed to carry, and when that happens, water finds the lowest point it can: your basement. EPCOR continues to invest in flood mitigation across the city, but individual homes still flood every year. Here’s why, and what to do.

Basement flooding in Edmonton right now? Call 24/7.

Emergency water extraction, drying & repairs anywhere in Edmonton. Free phone assessment.

    ๐Ÿ“ž Call (825) 917-9860

Three Ways Storm Water Gets Into Edmonton Basements

    1. Sanitary sewer backup (through the floor drain)

Heavy rain can get into the sanitary system and overload it. When pipes surcharge, sewage flows backwards and up the lowest drain, usually the basement floor drain. This is Category 3 water. A backwater valve is the main defence; see the EPCOR backwater valve subsidy.

    2. Overland flooding (through windows, doors and walls)

When streets and yards can’t drain fast enough, surface water pools against the house and flows in through window wells, walkout doors and foundation cracks.

    3. Groundwater and weeping tile overload

Saturated soil puts pressure on foundations. If weeping tile is clogged or the sump pump can’t keep up, water seeps through the floor-wall joint and cracks.

What to Do During and After a Storm Flood

    1. Stay out of standing water near electrical. Shut power to the basement from a dry location only.
    2. If water is coming up the floor drain, stop using water in the house: no flushing, showers or laundry.
    3. Don’t remove the floor drain cover or try to plug it under pressure.
    4. Photograph everything: the water level, the source, damaged contents.
    5. Call your insurer. Sewer backup and overland flood are typically separate coverages. See our claim documentation guide.
    6. Call for professional water damage restoration. After big storms, many homes are hit at once, so call early.
    7. Report sewer backups to EPCOR. It helps them track problem areas.

    What Restoration Looks Like

    • Extraction of standing water and sewage
    • Containment for Category 3 water so contamination doesn’t spread upstairs
    • Removal of carpet, underlay, drywall (usually a 2โ€“4 foot flood cut) and insulation that touched sewage
    • Cleaning and disinfection of concrete and framing
    • Structural drying with moisture verification, typically 3โ€“5 days
    • Rebuild of the developed basement

Expect $8,000โ€“$20,000 for a clean-water developed basement flood and $12,000โ€“$35,000+ for sewer backups with rebuild. See Edmonton cost guide.

  • Edmonton Flood Prevention Rebates: EPCOR Backwater Valve Subsidy & RainWise

Edmonton homeowners can get money back for flood-proofing through two EPCOR programs: the Backwater Valve Subsidy (up to $800) and the RainWise Rebate (up to $2,000 for single-family homes). If your basement has flooded before, or you live in an older neighbourhood, these programs can take a big bite out of the cost of preventing the next one. Programs, amounts and eligibility can change and funding is limited. Always confirm current details directly with EPCOR before starting work.

    1. EPCOR Backwater Valve Subsidy (up to $800)

A backwater valve is a one-way valve on your main sanitary sewer line. When the sewer system surcharges during a heavy storm, it closes to stop sewage from flowing back into your basement. It’s the single most effective protection against sewer backup.

Who’s eligible (as currently posted by EPCOR)

    • Home built before 1989
    • Has previously flooded from a sanitary sewer backup, or is in a flood-prone neighbourhood
    • No existing backwater valve
    • Hasn’t received the subsidy at that address before
    • Single-family home or separately serviced duplex

    How it works

    1. Hire a professional plumber to install an approved valve model.
    2. Get the work permitted and inspected by the City of Edmonton.
    3. Apply to EPCOR with the permit information, a paid invoice and the application form.

Subsidies are first-come, first-served while funding lasts.

    2. EPCOR RainWise Rebate (up to $2,000)

RainWise is a pilot program that rewards Edmonton property owners, and renters, for projects that keep stormwater out of the system and away from homes. Examples of eligible work include:

    Project Rebate (as posted)
Downspout disconnection Up to $100 per downspout
Rain barrels / storage tanks $0.25 per litre of storage
Low impact development (e.g., rain gardens) $11 per mยฒ of connected hard surface

Caps: $2,000 single-family, $5,000 multi-family, $10,000 commercial. Approval is required before you start, and projects must be finished within a year.

    Which Homes Benefit Most?

Older Edmonton neighbourhoods with combined or older sewer systems, and areas that have seen repeat storm flooding, gain the most from a backwater valve. Homes with downspouts dumping right beside the foundation or onto driveways benefit from RainWise projects.

Other Low-Cost Ways to Protect Your Basement

    • Extend downspouts at least 1.8 m from the foundation.
    • Fix negative grading so the ground slopes away from the house.
    • Clear snow away from the foundation before the spring melt.
    • Test your sump pump each spring and keep the discharge line clear of ice.
    • Don’t pour grease down drains; flush only toilet paper.
    • Keep valuables in plastic bins off the basement floor.
    • Ask your insurer about sewer backup and overland flood coverage.

    If You’ve Already Flooded

Rebates are for prevention. If water’s in your basement now, the priority is extraction and drying before mould sets in. Read what to do when your Edmonton basement floods, check typical costs, or call for 24/7 water damage restoration in Edmonton.
